Can I Airbnb my condo in Kelowna?

Maybe. Your building has to be approved by the City for renting by the night. That approval is called rezoning. If your building hasn't been approved yet, you can only do it if you live in the unit. Start by checking your building, then talk to your strata.

Do I have to live there?

Not any more. In most of BC you can only rent out the place you live in. On April 17, 2026 the province let Kelowna out of that rule, starting June 1, 2026. So a unit you don't live in can now be rented by the night, as long as your building is approved for it.

What does it cost to get started?

Two City fees: $50 to apply for approval, and a $345 business licence you renew every year. You also register with the Province of BC. Fees can change, so check the current amounts with the City of Kelowna.

How much could I make?

What if my strata says no?

Your strata can stop it. The building's owners' group has to sign the City form before your building can be approved, so a strata can say no or slow things down. That's why we tell every owner to talk to their strata first. That is also why each building page says could qualify, approval pending, approved, or not allowed.

Is my building allowed yet?

Look it up on the Buildings page. The City's list is where every address comes from, and we add each building's status as it moves through the City. If it still says could qualify, your strata hasn't finished applying yet.

What are the main rules I have to follow?

One booking per unit at a time. No more than 2 adults per bedroom. Rent out no more than 3 bedrooms in your unit. Put your licence number and sleeping limit in every ad. Have someone reachable 24/7. Keep a fire extinguisher on each floor, test your smoke alarms every month, and write it in a log. Fines can reach $500 a day for each problem.

Do I need a property manager?

No, but many owners use one. A manager — some people call them a co-host — runs the whole thing for you: guests, pricing, messages and problems. They usually charge 20–35% of your bookings. If you run it yourself, you still need someone on call 24/7.
