Kelowna, British Columbia · 2026 rules

Kelowna opened short-term rentals to more owners. Make sure your building is one of them.

On April 17, 2026 the province exempted Kelowna from the principal-residence requirement, effective June 1, 2026. Your unit no longer has to be your home — it has to be in the City's new short-term rental subzone. We show you what that takes, what your unit could earn, and which local partners can get you live.

What launching takes

A rezoning, a licence and a short list of rules to get right.

The provincial exemption removed the principal-residence restriction. Everything else still has to be done properly — and most of it starts with your strata council.

  • The property has to be rezoned into the City of Kelowna's short-term rental subzone.
  • The rezoning application needs strata council consent, signed by an authorized executive strata council member.
  • $50 rezoning application fee, plus a $345 business licence renewed every year.
  • Operators must also register with the Province of BC.
  • One booking per unit at a time, and a maximum of 2 adults per sleeping unit.
  • No more than 3 bedrooms per unit may be used for short-term rental.
  • Your licence number and permitted sleeping units must appear in every online listing.
  • A 24/7 contact must be reachable for every stay.
  • A wall-mounted 2A10BC fire extinguisher on each floor, and smoke alarms tested monthly with a logbook.
  • Fines can reach $500 per day, per offence.
